New Build Properties: Manage projects from all stages of development, construction, operational turnover, post construction/warranty, etc. Negotiate prices & order equipment and/or services for new builds. Meet and maintain budgets throughout construction project Interact and coordinate brand standards with Franchisor departments such as: Information Technology, Architectural & Design, Procurement, and Openings. Develop and coordinate timeline for construction turnover to operations. Make site visits for required brand inspections and as needed for project review. Perform a construction and/or operational punch list on projects. Order goods and services for project such as: kitchen equipment, cabling, phones, signage, TV’s, internet, satellite, etc… Support Franchisee on Managed projects with tracking of timeline, site visits, operational punch-list, and turnover to operations. To perform this job successfully, an individual must be able to perform each duty satisfactorily. The requirements listed below are representative of the knowledge, skill, and/or abilities required. Ability to negotiate best price for best products/brand standards and delivery while maintaining a good business relationship with vendors. Ability to coordinate vendors, delivery dates and other logistics. Good knowledge of building construction, renovation, equipment, maintenance, and services pertaining to hotel properties. Understanding of and compliance with OSHA and other safety regulations while on-site. Ability to read and understand architectural blue prints in order to verify room counts, room types and other details of the construction/renovation projects. Good knowledge of building construction, renovation, equipment, maintenance, and services pertaining to hotel properties. Ability to travel on short notice for extended periods of time.
